A Home Loan Benefit Built for Those Who Served
VA-backed home loans are a mortgage benefit available to eligible veterans, active-duty service members, and certain surviving spouses. These loans are guaranteed in part by the U.S. Department of Veterans Affairs and can provide significant financing advantages for qualified borrowers.
One of the most recognized benefits is the possibility of purchasing an eligible primary residence with no down payment required, subject to VA entitlement, lender requirements, and the details of the transaction. VA loans may also offer competitive financing terms and do not require monthly private mortgage insurance.

WHY CONSIDER A VETERAN LOAN?
Powerful Home Financing Benefits You’ve Earned
VA-backed home loans can provide eligible veterans, active-duty service members, and certain surviving spouses with valuable financing advantages. From the possibility of purchasing with no down payment to avoiding monthly private mortgage insurance, these benefits can help make homeownership more accessible for those who qualify.
No Down Payment May Be Required
Eligible borrowers may be able to purchase a home with no down payment, subject to VA entitlement, lender requirements, the purchase price, and other details of the transaction.
No Monthly Private Mortgage Insurance
VA-backed loans do not require monthly private mortgage insurance (PMI), which can help reduce the ongoing monthly housing expense compared with loan options that require PMI.
Competitive Financing Terms
VA-backed financing may offer competitive interest rates and loan terms for eligible borrowers. Actual rates and terms depend on market conditions, borrower qualifications, lender requirements, and the specific loan program.
Flexible Qualification Guidelines
VA-backed loans may offer flexible qualification guidelines for eligible borrowers, including consideration of credit, income, debts, and overall financial circumstances under applicable VA and lender requirements.
VETERAN LOAN OPTIONS
VA-Backed Financing for Different Homeownership Goals
VA-backed financing offers several options for eligible borrowers, whether you’re purchasing a home or refinancing an existing mortgage. Understanding the differences between these programs can help you explore which VA loan option may best align with your homeownership and financial goals.
VA Purchase Loan
VA purchase loans help eligible veterans, active-duty service members, and certain surviving spouses finance an eligible primary residence. Qualified borrowers may be able to purchase with no down payment, subject to VA entitlement, lender requirements, and the details of the transaction.
VA Interest Rate Reduction Refinance Loan (IRRRL)
The VA Interest Rate Reduction Refinance Loan, commonly called an IRRRL or VA Streamline Refinance, is designed for borrowers with an existing VA-backed home loan. It may provide a simplified way to refinance into a new VA loan when applicable requirements are met.
VA Cash-Out Refinance
A VA cash-out refinance may allow eligible borrowers to refinance an existing mortgage into a VA-backed loan and access a portion of their available home equity. Eligibility and available cash-out amounts depend on VA guidelines, lender requirements, property value, and borrower qualifications.
VA Renovation Loan
VA renovation financing may allow eligible borrowers to combine the purchase or refinance of a qualifying primary residence with funds for certain approved repairs or improvements. Availability, eligible improvements, and qualification requirements can vary by lender and program.
YOUR VETERAN LOAN ROADMAP
From VA Eligibility to Closing
A VA-backed home loan follows a clear path from confirming your eligibility to closing on your home. We’ll help you navigate your Certificate of Eligibility, financing options, VA appraisal, underwriting, and each step needed to move your loan toward closing.
STEP 1
Confirm Your VA Eligibility
We’ll discuss your military service and help determine your eligibility for VA-backed financing. Your Certificate of Eligibility (COE) helps confirm your VA home loan benefit and available entitlement.
STEP 2
Get Pre-Approved
We’ll review your income, credit, debts, assets, and homebuying goals to determine the VA financing options that may fit your situation. A pre-approval can help you understand your potential price range before you begin shopping for a home.
STEP 3
Find Your Home
With your VA pre-approval in place, you can shop for an eligible primary residence with a clearer understanding of your budget. Once you find the right home and your offer is accepted, we’ll move forward with the VA loan process.
STEP 4
VA Appraisal & Underwriting
A VA-approved appraiser will evaluate the property’s value and review it for applicable VA minimum property requirements. At the same time, underwriting will review your financial documentation and loan details to confirm that VA and lender guidelines are met.
STEP 5
Final Approval
Once the VA appraisal, underwriting review, and any remaining loan requirements are satisfied, your loan can move toward final approval. We’ll review the remaining details with you and help make sure you’re prepared for closing.
STEP 6
Close & Get Your Keys
At closing, you’ll review and sign your final loan documents and complete the remaining requirements. Once everything is finalized, it’s time for the best part—getting the keys to your new home.
WHAT YOU’LL NEED
Preparing for Your Veteran Loan
Having the right documents ready can help keep your Veteran loan moving smoothly. The exact requirements will depend on your financial situation, military service, and loan program, but here are some of the items commonly requested during the VA-backed loan process.
Certificate of Eligibility
Your Certificate of Eligibility (COE) confirms your eligibility for the VA home loan benefit and provides information about your available entitlement. We can help you obtain your COE if you don’t already have one.
Income & Employment
Documentation may include recent pay stubs, W-2s, tax returns, military Leave and Earnings Statements (LES), or other records used to verify your income and employment. Additional documentation may be requested depending on your income sources.
Credit & Debts
Your credit history and existing monthly debt obligations will be reviewed as part of the qualification process. VA underwriting also considers your overall financial picture, including your income, debts, and applicable residual income requirements.
Assets & Funds
Bank statements and other asset documentation may be requested to verify funds available for closing costs, reserves, and other financial requirements. Even when no down payment is required, documentation of available funds may still be needed during the loan process.
Property Information
Once you’re under contract, information about the property and purchase agreement will be reviewed. A VA appraisal will typically be required to help determine the property’s value and evaluate whether it meets applicable VA minimum property requirements.
Identification & Additional Documentation
You may be asked to provide a government-issued photo ID, Social Security number, current address information, and other documentation needed to complete your loan application. Additional records related to military service, income, assets, or other circumstances may also be requested when applicable.
