Start Your ApplicationHOW THE MORTGAGE PROCESS WORKS
A Clear Path from Application to Closing
Every mortgage journey is a little different, but the overall process follows a clear path. Knowing what happens at each stage can help you feel prepared, avoid surprises, and keep your loan moving toward the closing table. Here’s what you can expect along the way.
STEP 01
Start with Your Mortgage Application
Complete your mortgage application and provide the basic information needed to begin reviewing your financing options. This gives us the starting point for understanding your goals, finances, and the loan programs that may fit your situation.
STEP 02
Document Review & Pre-Approval
We’ll review your income, assets, credit, debts, and supporting documents to determine the financing options available to you. For homebuyers, this is also where we work toward a strong pre-approval so you can shop with confidence.
STEP 03
Find Your Home & Make an Offer
Once you’re pre-approved, you can begin shopping for the right home with your real estate agent. When you find it, your agent will help you prepare and submit an offer. After your offer is accepted, the mortgage process moves into the next stage.
STEP 04
Loan Processing & Documentation
Your loan moves into processing, where the documentation is organized and reviewed for completeness. We’ll work with you to gather any additional items needed and keep the file moving toward underwriting.
STEP 05
Underwriting & Loan Approval
An underwriter will review your loan file to verify that it meets the requirements of the selected loan program. Additional documentation or clarification may be requested during this stage before the loan receives final approval.
STEP 06
Appraisal & Final Loan Review
The property appraisal and any remaining loan requirements are reviewed as your file moves toward final approval. We’ll continue working through any outstanding conditions and keep you informed as your loan gets closer to closing.
STEP 07
Clear to Close
Once all required conditions have been satisfied and the loan receives final approval, you’ll be clear to close. Your final loan documents and closing details will be prepared so everything is ready for the closing table.
STEP 08
Closing Day — Unlock the Door
It’s time to sign your final loan documents and complete the closing process. Once everything is signed, finalized, and funding requirements are satisfied, you’ll be ready to get the keys and unlock the door to your next chapter.
BE PREPARED
What You’ll Need Along the Way
Having the right documents ready can help keep your mortgage moving smoothly. The exact requirements will depend on your loan program and financial situation, but these are some of the most common items you may be asked to provide during the process.

KEEP YOUR LOAN MOVING
Simple Ways to Help Avoid Delays
A smooth mortgage process depends on good communication and timely documentation. A few simple habits can help prevent unnecessary delays and keep your loan moving toward closing.
Respond Quickly
Mortgage timelines can move quickly. Responding promptly to requests for documents, signatures, or additional information can help prevent unnecessary delays.
Avoid Major Financial Changes
Before closing, avoid opening new credit accounts, making large purchases, changing jobs, or moving money between accounts without discussing it first. These changes could affect your loan approval.
Keep Your Finances Consistent
Continue making your existing payments on time and avoid unusual deposits or withdrawals when possible. If something changes financially, let me know so we can address it early.
Send Complete Documents
When documents are requested, provide all pages—even if a page appears blank or doesn’t seem important. Complete documentation helps reduce follow-up requests and keeps your file moving.
Stay in Communication
Keep an eye on your phone and email throughout the process. If you have questions or something changes with your employment, income, assets, credit, or plans, let me know as soon as possible.
Ask Before You Make a Change
If you’re considering a major purchase, job change, new credit account, large deposit, or other financial move before closing, check with me first. A quick conversation can help prevent surprises later.
